PREMIER Design + Build Group completes tenant improvement in Lincolnshire for global manufacturer of coffee equipment

PREMIER Design + Build Group has completed a tenant improvement project for PROBAT, a global manufacturer of industrial coffee processing equipment. PROBAT’s new space occupies approximately 118,000 square feet of a new industrial building located at 325 Marriott Drive in Lincolnshire, Illinois.

PREMIER’s team completed design and construction of the 186,616-square-foot building’s core and shell last year; PREMIER was then selected for the tenant improvement project in September 2019.

Headquartered in Germany, PROBAT is the global market share leader whose coffee roasters, grinders and other products and solutions are used on every continent. PROBAT’s new North American home includes warehouse space, offices, mezzanine and an adjacent showroom where clients can preview and test some of the manufacturer’s best technology and solutions for coffee roasting. Founded more than 150 years ago, PROBAT is a world leader and technology pioneer in machinery and systems for the coffee industry.

“We’re excited that PROBAT has chosen Lincolnshire as the home for the company’s North American headquarters,” said Mayor of Lincolnshire, Elizabeth J. Brandt. “PROBAT joins other Lincolnshire-based corporate headquarters, which affirms Lincolnshire’s business-friendly climate and a high quality of life for both businesses and residents.”

The building features 36-foot clear height ceilings, 14 exterior truck doors and an Early Suppression Fast Response (ESFR) sprinkler system. In creating the new headquarters, the PREMIER and PROBAT teams worked together to incorporate an array of sustainable elements. The design features locally sourced materials, energy-efficient heating and cooling systems, motion sensor lighting and tinted glazing that reduces heat gain. Native plants and grasses were used in the landscape design plan, reducing the need for irrigation.

“This new facility is ideal for an engineering and manufacturing company like PROBAT, which is known for its precision craftsmanship, superior design and world class customer service,” said PROBAT Inc. president, John Fortin. “It also provides an excellent location to support our exciting strategic growth initiatives well into the future.”

PREMIER’s team included senior project manager, Samantha Skopek, assistant project manager, Michael Wojtan, project superintendent, Tom Kanikula, and senior vice president/Midwest market leader, Michael Long.

“We’ve created a multi-purpose facility that gives PROBAT’s team the warehouse functionality they need, as well as a modern space for showcasing the latest in coffee processing technology,” said Long.

PREMIER teamed with Harris Architects, Inc. for architectural design services for this tenant improvement project. The building’s owner is Jim Woldenberg.
