PREMIER Design + Build Group, LLC has completed a 365,359 square foot industrial facility for FREEMAN, a face-to-face marketing company in McCook, Illinois. The new warehouse provides an advantageous location to FREEMAN’s existing audio-visual site also in McCook.
Bridge Development Partners, LLC selected PREMIER to construct the core and shell and interior build-out located on a brownfield infill site in Cook County. The new large-scale warehouse, designed for LEED certification, is constructed with steel and insulated precast wall panels, features 50 exterior dock positions and a 30′ clear height.
Included in the many design and construction features are a graphics production area, 39 private offices, 14 conference rooms, 47 collaborative work areas, a training room, a mechanic’s service area and racked storage space. The fire suppression system consists of an ESFR (Early Suppression Fast Response) fire sprinkler and stormwater is managed with an onsite dry-bottom retention pond. An asphalt parking lot was installed with 261 car stalls and 265 trailer stalls.
Joe Ahrens of PREMIER Design + Build Group, LLC was the project manager overseeing the development and Scott Lebak was field superintendent. Cornerstone Architects Ltd. delivered architectural services and Manhard Consulting was Civil Engineer. Jerry Sullivan and Ed Wabick of Paine/Wetzel and Tom Sutherland of CASE Commercial Real Estate Partners represented the tenant. Vern Schultz and Tom Condon with Colliers International represented ownership.
