PREMIER Design + Build Group announced the recent completion of a new industrial warehouse facility. Bridge Development Partners, LLC, in partnership with Wanxiang America Real Estate Group and Hillwood Investment Properties, hired PREMIER in 2012 to manage the design and construction of the new warehouse for air and land freight forwarders and distributors in the industrial district of Elk Grove Village.
2475 Touhy is one of three recently completed construction projects managed by PREMIER Design + Build Group during the past 12 months. With close proximity to several major interstates and O’Hare International Airport, the new state-of-the-art warehouse provides a valuable location and modern features, such as a 32′ clear height and an ESFR fire suppression sprinkler system to prospective distributors.
The project began with the demolition of the land’s existing warehouse and the relocation of an onsite cell tower. The new warehouse covers 124,028 square feet and includes 35 dock positions providing a dock ratio of just over 1 per 3500 square feet.
Building envelope materials include insulated precast and glass curtain walls. A new 154-stall parking lot provides sufficient parking for the new tenants. The new warehouse is capable of housing up to four tenants of varying size. Mark Melone of PREMIER Design + Build, LLC. was project manager overseeing the development and Scott Lebak was PREMIER’s field superintendent. Cornerstone Architects Ltd. delivered architectural services and Spaceco Inc. was Civil Engineer. Brian Carroll, Ryan Kehoe and Thomas Gath of Newmark Grubb Knight Frank are brokering the facility.
