PREMIER Design + Build Group, LLC has completed 2201 Lunt Avenue, a 150,520 square foot Class A speculative warehouse facility located in the industrial district of Elk Grove Village, Illinois. Bridge Development Partners, LLC and Hillwood Investment Properties co-partnered in acquiring the land and selected PREMIER to manage the design + build construction of the project.
Construction of the new facility commenced after demolition of the original structure was completed in summer 2013. The new 32′ clear height building is designed for multi-tenant usage and has the capability of accommodating up to 4 tenants. Tenants will benefit from close proximity to I-294, I-90 and O’Hare International Airport. Constructed with load-bearing precast exterior wall panels and a glass curtain wall entryway, the modern facility provides 33 dock positions (1 per 4500 dock ratio) with the ability to accommodate airfreight users.
An Early Suppression Fast Response (ESFR) fire protection system is installed to accommodate a variety of tenant uses. A new 185-stall parking lot provides liberal parking for the facility. Stormwater management is provided with an on-site retention pond and block retaining wall.
2201 Lunt is the 3rd industrial project completed by PREMIER in the O’Hare submarket within the past 12 months. Mark Melone, of PREMIER Design + Build, LLC was PREMIER’s project manager and Johnathan Nelsen was field superintendent. Wanxiang America Corp. of Elgin was the capital partner, Cornerstone Architects Ltd. delivered architectural services and Spaceco Inc. was the Civil Engineer. Tom Rodeno, David Bercu, and Patrick Turner of Colliers International are brokering the facility.
