PREMIER Design + Build Group has been selected to build a new speculative warehouse located at 2201 Lunt Ave. in the industrial area of Elk Grove Village on behalf of project developer, Bridge Development Partners LLC, in partnership with Hillwood Investment Properties.
Premier has recently broken ground on a comparable project in the same area, indicating solid growth in the O’Hare market.
The new warehouse will replace an obsolete facility, and will span 150,520 square feet upon completion. The new state-of-the-art facility will allow for a 1 per 4,500 dock ratio, with 33 dock spaces for airfreight users. An energy efficient design will be implemented with T5 lighting, and a 32-foot clear early suppression fast response fire protection system will be installed throughout. The building will be comprised of precast exterior walls and a glass curtain wall entrance.
A retention pond will be added to the site for storm-water management and flood protection, providing additional aesthetic enhancement to the site. A new parking lot will be placed with 185 spaces for car parking. Once finalized, the multi-tenant facility will bring an efficient design and sustainable structure to Elk Grove’s industrial park, which will be capable of housing up to four tenants.
Mark Melone of PREMIER Design + Build is the project manager overseeing the development and Wayne Nyenhuis is the project superintendent. Cornerstone Architects Ltd. are delivering architectural services and Spaceco Inc. is the civil engineer. Tom Rodeno, David Bercu and Patrick Turner with Colliers International are brokering the facility.
