Principle Construction Corp. is completing a 178,850-square-foot industrial building at 3700 S. Morgan Street in Chicago for IDI Logistics. The speculative building is located just blocks from Guaranteed Rate Field. The building’s infill location and modern amenities should attract strong tenants. The area has multiple providers for fiber/communication lines as well as easy access to the Dan Ryan, Kennedy, Eisenhower, and the Stevenson expressways.
The new speculative development features 36-foot clear heights with 32 dock positions and two drive-in doors within the warehouse. The Principle team installed a 6-inch DuctilecreteTM floor system to minimize the floor joints throughout the building. Ductilecrete was also installed at all of the truck maneuvering areas. The building has a 2,000 Amp electrical service, 25 footcandles of LED lighting in the warehouse as well as an ESFR fire suppression system with a 2,000 gpm pump. Its ballasted EPDM roofing system has 5.2 inches of insulation providing an R value = 30. The mechanical systems are capable of providing half an air change an hour to provide fresh air throughout and maintain lower temperatures in the summer months.
In an area where parking can be scarce, the new property has 103 car parking stalls on site and 25 stalls for future electric vehicle charging stations, 12 bicycle spaces and an additional 164 remote car parking spaces. These spaces can also be used for outdoor trailer storage.
