Principle Construction Corp. has completed a 39,700-square-foot tenant improvement for Business I.T. Source, Inc. (BITS, Inc.) at 850 Asbury Drive, Unit B, in Buffalo Grove, Illinois. The project brings all of BITS, Inc.’s operations under one roof, allowing the company to better store and distribute its orders.
The tenant improvement included 32,360 square feet of warehouse space and 7,340 square feet of office space. Principle improved the six dock doors and two drive-in doors, as well as 49 parking spaces. The Principle team installed six new HVAC units and two new exhaust fans to accommodate the improved office space and warehouse. They also installed LED lighting and a light hazard system in the office.
Principle’s Matthew Cotherman acted as the project manager for the improvements, while Principle’s Dennis Crawford was the onsite superintendent. Harris Architects provided design services.
Developed by Ridgeline Property Group and USAA Real Estate, the 157,500-square-foot Asbury Drive industrial facility includes 32-foot clear height and in total has 36 exterior dock doors, four drive-in doors and 173 parking spots. The building is located minutes from a four-way interchange at Lake Cook Road and Half Day Road, which provides quick access to I-94. CBRE has been tapped to broker space in the building, which is currently 100 percent occupied.
