Principle Construction Corp. recently hosted a ribbon cutting for 451 Kingston Court in Mount Prospect. Kitamura Machinery needed a complete renovation of their facility that had been unoccupied for more than five years. The new space includes a 5,000-square-foot showroom area for the company’s machining products and a 1,500-square-foot classroom for demonstrating and training machining professionals on those products. Principle also upgraded many of the office finishes, including new flooring, paint and LED lighting.
Principle completely renovated the existing HVAC heating and cooling system for the entire facility, including the office, show room, training room and warehouse space. The roof top chillers, boilers and piping systems were completely refurbished or repurposed. The air supply systems were modified and enhanced with new VAV boxes and a building automation control system to support the new loading demands of Kitamura’s occupancy. A significant section of the floor slab was removed to allow the installation of “superflat” 10-inch thick reinforced concrete slab with a custom surface coating to meet the performance specifications of the Kitamura machining equipment. All the light fixtures were removed and replaced them with LED fixtures. Kitamura was able to utilize the COMED program which not only reduced their first cost but will also reduce their energy consumption and reduce their operating cost.
Principle COO Mark Augustyn served as the principal on the project. Principle’s Darrin Dehmlow was the project manager, while Principle’s Mark Frane and Stephen Augustyn served as superintendents. Cornerstone Architects was the project architect.
