Principle Construction Corp. completes warehouse buildout for electric company in Franklin Park

Principle Construction Corp. has completed an 8,346 square foot build-out for H&H Electric at 2830 Commerce Street in Franklin Park, IL. The property is owned by Veneziano Enterprises, LLC.

The build-out included office, warehouse and vehicle maintenance space for H&H Electric, a specialty electric contractor that focuses on providing green and high-efficiency electrical components. Principle focused on reusing parts of the old building in the new 24′ clear height building to reduce cost and waste. The team was able to salvage portions of the existing foundation system and warehouse floor slab to use in the new building.

Principle also built out a 1,704 square foot office area with precast walls and floor planking, providing a 1,704 square foot mezzanine with two access stairways, a perimeter railing, an access loading gate, roof access ladder and hatch on top of the office. The building’s exterior incorporates 10″ thick structural precast wall panels and structural steel roof framing with a 45 mil EPDM ballasted roof. Features of the facility include clearstory warehouse windows; office punched windows and a glass entrance system as well as three oversized, motor-operated overhead doors.

Principle’s Mike Long was the Director of Project Management on the project and Tom Sterbens was the superintendent. Principle worked with the Village of Franklin Park to pursue 6b tax status and to ensure the building met planning and zoning codes.
