Principle Construction Corp. has been chosen by Seefried Industrial Properties as the general contractor on a 375,000-square-foot speculative building within the Prime Aurora industrial park, 1600 Sequoia Drive in Aurora, Illinois.
The business park is owned by a commingled real estate investment fund managed by Clarion Partners.
The new building could be used by a single user or multiple tenants and is being built on a 19-acre site. Building features will include a 32′ clear height, 2400 amp 480 volts 3 phase electrical service, 30 foot candles at 30″ above floor finish, 4 make up air units, 7″ thick floor slab with Big foot mat reinforcing, ballasted R value rubber roof, complete ESFR fire system, two drive-in doors, 36 dock positions, and parking for 312 cars. An additional 34 dock positions could be built in the future depending on the building’s user’s needs.
Mike Long will provide executive leadership while Darrin Dehmlow will serve as project manager and Tom Sterbens will be onsite as Superintendent.
Harris Architects designed the new building. Colliers International will market the building for sale or lease.
