Principle Construction Corp. has completed the remodeling and addition of a 408,074-square-foot industrial building at 6600 River Road in Hodgkins, Illinois. Building owner Midwest Industrial Funds hired Principle to remove one side of the existing building and install a new precast panel skin.
Located on 9.37 acres of land, the building previously had 44 dock positions, two drive-in doors and 129 parking spaces. Midwest Industrial Funds positioned the building for a more modern user with heavy distribution needs because of the building’s prime location near interstate highways (I-55 and I-294). The Principle team also added an 86,000-square-foot truck dock and a 50-car parking lot.
With 3,000 amps of 480V power to the building, four air units maintain the warehouses air temperature at 60 degrees. The building also includes access to a rail spur into the building, which should further entice potential distribution tenants.
Principle co-owner Mark E. Augustyn served as principal on the project, with Darrin Dehmlow acting as senior project manager and Mark Frane as superintendent. Harris Architects designed the remodel and addition.
