Colliers International has represented Prologis in the acquisition of 800 S. Veterans Parkway and 850 S. Veterans Parkway in Bolingbrook, Illinois. International Airport Centers was the seller in the transaction, and Estus and Kahnweiler were hired to lease the properties on behalf of Prologis.
Constructed in 1999, 800 S. Veterans Parkway is a 325,144-square-foot industrial facility, which features nearly 25,000 square feet of office, 291-car parking, and 46 docks.
The adjacent property, 850 S. Veterans Parkway, is a 361,176-square-foot facility constructed in 1997. It features 30′ clear ceiling height, ESFR sprinklers, 37 current dock positions with ability to expand, and three drive-in doors.
According to Colliers, leasing activity in the Chicago area’s big box facilities picked up in the second quarter. At 5.2 million square feet leased, the second quarter leasing volume was the highest total recorded since Colliers International began tracking big box statistics in 2011. The Chicago area’s overall big box vacancy rate now totals 9.31 percent, while overall vacancy in all Chicago area industrial properties has fallen to 7.23 percent.
