
Martha Gaitan-Manning from the residential management team at Chicago’s Draper and Kramer, Incorporated received the Certified Property Manager (CPM) of Excellence Award for 2025 from the Institute of Real Estate Management (IREM)’s Chicago chapter.
The honor was presented to Gaitan-Manning at IREM Chicago’s annual Premier Awards, held May 9 at Chicago’s Drake Hotel.
The CPM of Excellence Award highlights the achievements of a local professional holding IREM’s CPM certification who has demonstrated excellence in their role, including advancing the real estate management profession, providing a high level of service, demonstrating leadership and a commitment to community service, and engaging with IREM.
Gaitan-Manning earned the accolade through her work as property manager at Burnham Pointe, Draper and Kramer’s 298-unit luxury high-rise in downtown Chicago, where she oversees all aspects of the property from maintenance to finances to resident relations. Under her leadership, the property has been consistently recognized by ApartmentRatings.com with prestigious SatisFacts awards for resident satisfaction.
During her 15-year tenure with Draper and Kramer, Gaitan-Manning has held management positions at four different properties, spanning both suburban and city locations. She joined the firm in 2010 and served in both assistant property manager and leasing consultant roles before being promoted to property manager in 2021.
An active member of IREM, Gaitan-Manning has held the organization’s CPM designation since 2023 and ARM (Accredited Residential Manager) certification since 2019. She also currently serves on the Chicago chapter’s DEI, Social Media and IREM Cares committees.
