Mixed-use development Sugar Land Town Square in Fort Bend County, Texas, announced that Primoris Services Corporation, a Fortune 500 provider of critical infrastructure services, has signed a 25,352-square-foot office lease.
The announcement comes as Sugar Land Town Square undergoes a significant redevelopment initiative designed to elevate the tenant experience and further strengthen the district’s appeal to corporate employers, supporting continued economic growth in Sugar Land and the Greater Houston region.
Primoris will occupy the 8th floor of 2150 Town Square Place and is expected to begin occupancy in 2027. Primoris was self-represented in lease negotiations, while the landlord was represented by CBRE’s Bubba Harkins, Jenny Sealy and Joel Douthit.
In 2025, the City of Sugar Land approved a $12.5 million reinvestment in Sugar Land Town Square to enhance the property and further elevate the tenant experience. The improvements are focused on Town Square One (2150 Town Square Place) and Town Square Two (2277 Plaza Drive). Town Square One will receive a refreshed lobby and entry experience, including new signage and updated finishes. Town Square Two will undergo a more extensive transformation, including a new lobby, upgraded elevator interiors and signage, as well as a centralized suite of hospitality-inspired amenities serving the broader office community.
At the center of the new amenity offering is The Work Club at Charlie’s, an F&B-powered tenant lounge and conference center designed for working, meeting and gathering, with private and semi-private meeting spaces and a mother’s room. The amenity suite also includes a new state-of-the-art fitness center and café, creating a more seamless, hospitality-driven workplace experience for Sugar Land Town Square tenants. Renovations began in mid-2026 and are expected to be complete by spring 2027.
Spanning 32 acres, Sugar Land Town Square features 564,000 square feet of Class A office space alongside walkable amenities, dining and retail, luxury multifamily residences and the Houston Marriott Sugar Land hotel and conference center.
