Albert M. Friedman founded Friedman Properties in 1970. Friedman inherited two small real estate holdings in River North: a building which is today the site of the luxury AMLI Apartment building at 71 W Hubbard, and the hot dog stand where he worked as a teenager, which is today 500 N Clark. A short time later, he acquired 70 W Hubbard, the 19th century limestone building that still stands at the corner of Hubbard and Clark Streets.

Over the past year, RATIO’s impact on the built environment has been felt across Greater Chicagoland. From the transformation of an abandoned industrial campus into a thriving community centric mixed-use development in Valparaiso, IN to a much-needed attainable housing facility for the CHA, RATIO’s interdisciplinary team of designers are making significant impacts on Chicagoland communities.
In Valparaiso, RATIO’s team of design, preservation and landscape architects worked with the client and local and state agencies to not only preserve but enhance the important history of a former manufacturing plant. This work involved securing much needed historic tax credits to help fund the renovation of the campus into a 140,000 SF commercial destination district for Journeyman Distillery. RATIO’s skilled design also delivered a campus that showcases Journeyman’s brand with unique event spaces as well as eye-catching food & beverage areas, solutions that have revitalized the local community.
With the CHA, a project which involved renovating and expanding an aging 1960s-era senior development into a vibrant, inviting, and modern three-building mixed-income community. RATIO’s design team created an elegant design solution that delivered amenities and finishes not traditionally seen in past CHA developments. In addition, RATIO collaborated with the IHDA to effectively coordinate all the requirements necessary to secure critical local, state, and federal funding.
In 2023 we also were honored with being the architect for The Terminal, a 245,000 SF campus for, “Chicago’s Workplace for makers, creators and innovators,” which was the winner of the Redevelopment of the Year in the GCFD’s Real Estate Awards as well as CoStar’s Impact Awards.
In addition to our design work, RATIO has also played a significant role in impacting our community through volunteer efforts and outreach with organizations like Back 2 School America and Arquitina. With Back 2 School America, RATIO helped provide 300 underprivileged kids in Chicago with much-needed school supplies and with Arquitina, we held a round-table industry discussion that provided insights into the Latina and Latino experience in the architectural profession.
RATIO was also heavily involved in professional associations like the Illinois Green Alliance, the Chicago Architecture Center and CREW Chicago. Our most significant involvement was with the Chicago Chapter of the AIA, participation that included being named to their 1869Circle, a recognition program for companies who significantly invest in the AIA as well as support the AIA Chicago Foundation, an organization that helps, “Chicago’s next generation of architectural change-makers by awarding scholarships, grants, and recognition.”
