Related Midwest has begun pre-leasing for the 279 apartment residences at One Bennett Park, the developer’s new 70-story, traditional Chicago-style residential tower in the city’s Streeterville neighborhood. One Bennett Park is the first Chicago high-rise by Robert A.M. Stern Architects (RAMSA), which also designed the tower’s interiors. First move-ins are scheduled for October 2018.
“There isn’t a residential building in Chicago that looks or lives like One Bennett Park,” said Curt Bailey, president of Related Midwest. “Our team has worked hand-in-hand with Robert Stern and his partner, Daniel Lobitz, to bring to life a tower that recalls the best of Art Deco-inspired design through both our selection and application of materials, as well as the custom detailing that extends from individual residences out to the limestone and ornamental metalwork that adorn the building’s facades. We believe discerning renters will immediately recognize and appreciate the unparalleled quality of the apartment finishes and the building features that, together, establish One Bennett Park as Chicago’s premier legacy address.”
A mix of one-, two-, three- and four-bedroom apartments range in size from 905 to 3,323 square feet, including penthouses on the 37th through 39th floors, with monthly pricing ranging from $3,395 for a one-bedroom to $17,500 for one of the four-bedroom penthouses. One Bennett Park also includes 69 condominiums, located on floors 41 through 66, that start at $2 million.
Residents of One Bennett Park will have private-entry access to the adjacent 1.7-acre Bennett Park, designed by Michael Van Valkenburgh Associates. Additional amenities include a 24-hour concierge and doorman in the apartment and condominium lobbies, as well as an on-site porter, property manager and building engineer. A full suite of white-glove services will include Choice Wellness, from which residents are able to choose between a discounted Equinox membership or a complimentary Divvy bike membership, and Life Simplified, an app-based customer service offering available exclusively to Related residents via technology platform Hello Alfred.
“Inspired by Related’s heritage of five-star service at pioneering rental buildings 500 Lake Shore Drive, OneEleven and Landmark West Loop, One Bennett Park will deliver a next-level residential experience tailored to the needs and desires of Chicago’s most-discerning residents,” said Bailey. “The tower will appeal to families seeking a walkable urban lifestyle complete with best-in-class home amenities and neighborhood play spaces, including their own park; couples wanting an elegant residence in a neighborhood filled with diverse social, cultural and recreational offerings; and professionals seeking sophisticated city living with concierge services available for everything from pet care to daily errands.”
Outdoor amenities include a 10,000-square-foot sun deck with pool, private pergolas, fire pit lounges and outdoor grilling kitchens. Indoor amenities will include fitness and wellness facilities, a recreation room and an entertainment suite featuring a catering kitchen and direct access to the recreational deck.
Slated to be Chicago’s tallest all-residential tower, One Bennett Park marks the first collaboration between Related Midwest and RAMSA, whose body of work features numerous luxury projects developed by Related Midwest’s parent, Related Companies. These include 70 Vestry in New York City’s Tribeca neighborhood and Superior Ink along the Hudson River in New York City’s West Village. One Bennett Park’s interiors are an extension of the Art Deco-inspired exterior of the building, incorporating RAMSA custom-designed metalwork and light fixtures, along with materials such as limestone, marble and oak. Both the apartment and condominium units feature spacious floor plans appointed with RAMSA’s custom-designed millwork and finishes.
“We’ve worked with Related to create a beautiful, timeless atmosphere that blends bygone-era luxury and craftsmanship with modern-day ease,” said Daniel Lobitz, partner at RAMSA. “The richness and drama of the tower’s limestone base is carried through to both the condo and apartment lobbies, and throughout the amenity spaces. Residents will notice marble floors with beautiful motifs, exquisite oak paneling, museum-quality art and custom furnishings featuring a variety of rich textures and warm colors. Looking up, residents will see shaped and finely detailed ceilings that add depth and definition to each space, enhanced with custom RAMSA-designed light fixtures. This is a home for anyone who appreciates the utmost attention to detail and quality.”
In addition to offering a pedestrian-friendly neighborhood with quick access to some of the city’s best restaurants, theaters, museums and events, One Bennett Park sits a few short blocks from Lake Michigan and the Chicago River—both of which feature endless opportunities for recreation and entertainment. Streeterville also offers easy access to retail along Michigan Avenue and Oak Street, as well as nearby destinations like Millennium Park and the Loop.
