RMK Management Corp., one of the Midwest’s largest market-rate apartment management firms, has been named property manager for Bristol Bay of Yorkville, a new-construction build-to-rent (BTR) development by Moda Homes offering 240 rental townhomes in southwest-suburban Yorkville, Illinois. Construction is complete for 61 townhomes in the community’s first phase, which RMK Management began leasing in July, and construction is underway on phase two.
Bristol Bay residents can choose from four rental townhome floor plans: two plans that offer two bedrooms and 2.5 baths, and two plans that offer three bedrooms and 2.5 baths. Townhomes range in size from 1,469 to 1,724 square feet, with rents ranging from $2,325 to $2,700.
All four floor plans feature a main level with an open-concept kitchen and family room, powder room, coat closet, private patio, and direct access to an attached front-loaded two-car garage.
The second level of each home includes a primary suite with a large in-suite bath and walk-in closet, along with one or two secondary bedrooms, a full hall bath and laundry room with full-size washer/dryer. One of the two-bedroom designs features a loft, which is ideal as a home office for remote working, said Rossi.
All rental townhomes have nine-foot first-floor ceilings and are complete with modern, high-end finishes including quartz countertops, stainless steel appliances, white kitchen cabinetry and tile backsplash, kitchen islands or peninsula bars, carpeting in bedrooms, and plank-style flooring throughout the main living areas.
A furnished model townhome, featuring the Campania end-unit floor plan, is available for tours. The model measures 1,724 square feet and has two bedrooms and 2.5 baths. As an end-unit, the residence features larger rooms and more windows, which provide added natural light.
A pet-friendly community, Bristol Bay of Yorkville offers renters a maintenance-free lifestyle, as the community handles landscaping and snow removal. This leaves residents plenty of time to enjoy nearby outdoor and recreational areas, noted Rossi, including proximity to Bristol Bay Park, Raging Waves Waterpark, a public golf course, Sugar Grove Family Fun Center, and walking and jogging trails.
Located in a quiet residential area about 50 miles southwest of Downtown Chicago, just east of Route 47 and south of Route 30, Bristol Bay is near major retailers such as Walmart Supercenter, Jewel-Osco and Menards. Residents are served by Bristol Bay Elementary School as well as Yorkville Middle School and Yorkville High School. Interstate 88 is about 20 minutes north of the community, offering easy access to neighboring suburbs along this east-west corridor.
