Construction is underway for Fourth & Park, a 25-story apartment building located at the intersection of South 4th Street and Park Avenue in Minneapolis, just one block west of US Bank Stadium. Ryan Companies US, Inc. – a commercial real estate solutions provider – and Weidner Apartment Homes broke ground in February. The project is expected to be move-in ready by the first quarter of 2024.
Fourth & Park is being built in partnership with Weidner. The 265,000-square-foot building will have 350 apartments, 100 parking stalls, a sixth-floor green roof, rooftop pool deck and community room. There will also be electric vehicle charging stations, a car share program, and an array of public transportation options including the LRT. Ryan is the developer and builder, and Ryan A+E Inc. is the architect of record.
Downtown East is a five-block redevelopment project that started in 2014. Ryan partnered with the City of Minneapolis, Minnesota Sports Facilities Authority, Star Tribune and Wells Fargo to redevelop this neighborhood. The $588 million project included 1.2 million square feet of office space in two 17-story Wells Fargo towers, a 200-unit residential complex, a multi-tenant office building, a 4.2-acre public greenspace, hotel, parking ramp, sky bridges and skyways.
The Downtown East project revived an area filled with surface parking lots into a thriving neighborhood within the city that is not only a destination, but also bridges the central downtown area to the vibrant Mill District neighborhood. This project won an AIA Minneapolis Merit Award in 2021.
This is Ryan and Weidner’s second project as partners in Minneapolis. The first was Daymark Uptown – a 318-unit apartment project that included the Sons of Norway headquarters, Yoga Fit and Gray Fox Coffee – which opened in Fall 2020.
