Scannell Properties started development on a build-to-suit 139,674-square-foot cold storage facility in Ft. Worth, Texas, for an international supplier of food, agriculture and industrial products.

The facility will include 127,307 square feet of freezer space and 12,367 square feet of office space, with capability for 40,667 square feet of expansion. In addition, the facility will have 24 fully equipped dock doors, and space for approximately 15,000 pallet positions.

With close proximity to DFW airport, Loop 820 and immediate access to I-35W, the site offers superior visibility, connectivity, and convenience for modern distribution and logistics operations.

Additional features include:

  • 42’ clear height
  • Insulated metal panel exterior
  • CO2 Trans-critical refrigeration system, cooling 6 large flex rooms from -10 to 40 degrees
  • 70’ deep cold dock
  • Quell sprinkler system
  • Fricks shrinkage-compensating floor system

Construction is expected to be completed in June 2026. Scannell Properties is a leading North American developer of cold storage and temperature-controlled facilities, with extensive experience in building world class refrigerated warehouses.

Representing Scannell Properties on this project are Don Tuttle; Charles Knowlton; Erik Anderson.

Representing brokers CBRE on this project are David Sours, Dallas; Brandon Megal, Minneapolis; John Ferlita, Minneapolis.
