Schafer Richardson has completed its newest affordable housing project in the Northeast Arts District of Minneapolis. The project, Timber and Tie, is a mixed-use building offering 175 studio through four-bedroom apartment units, a public-facing art gallery and a stand-alone makerspace located at the rear of the property.
The building hosts amenity spaces, including a fitness center, outdoor playground, pet park, community room, kids’ playroom, game room, on-site management and a handful of other spaces.
Rental eligibility for the apartment units is restricted to 60 percent AMI, with 25 of the rental units being designated for Project Based Housing Vouchers through partnership with the Minneapolis Public Housing Authority. Timber and Tie is Schafer Richardson’s third affordable housing project in Minneapolis.
The building was intentionally designed to spur interaction between residents and the broader community and also incorporates various energy conscious design features, including: a white roof, upgraded efficiency HVAC units, water efficient fixtures, LED lighting, energy star appliances, limited VOC materials, recycling, and organics recycling.
Timber and Tie was designed and constructed by Amcon Construction. Interiors were selected by BDH, and the property will be managed by Steven Scott Management and SR Management Services. Financing for the project was provided by Bremer Bank, Greater Minnesota Housing Fund, Colliers (Dougherty), Metropolitan Council, Hennepin County, the City of Minneapolis, Minneapolis Public Housing Authority, WNC and Peter Brodd.
