In a long-term commitment, a group of local physicians has brought a 6,710-square-foot medical clinic in northern Dallas back online nearly a year after it was vacated by a national operator.
The newly formed Emergency Room of Texas LLC has signed a ten-year lease for the move in-ready clinic at 4535 Frankford Road in Dallas. Leigh Richter, executive vice president of Bradford Commercial Real Estate Services, represented the landlord, Wenzhold LP, in the direct deal.
The 0.8-acre property is located within close proximity of the Frankford Road exit of the Dallas North Tollway, part of a retail corridor surrounded by single- and multifamily development straddling the Dallas-Collin County line.
The building, completed in 1997, was developed for Blockbuster and later retooled for medical office use by the previous tenant. The ready-to-go interior included surgery and medical imaging areas plus eight examination rooms.
The doctors taking over the space were formerly affiliated with the national chain that vacated the property in early 2020 and as a result, understand first-hand the void the facility’s shutdown has created in the area.
