JBS Commercial Real Estate represented building ownership, Pal Group Inc., in a recent transaction that will see Sonoco Protective Solutions take an 18,595-square-foot office lease at 3930 Ventura Boulevard, in Arlington Heights, Illinois. Avison Young represented the tenant.
“It is a unique time in the market,” said JBS partner Jason Shibata. “This lease demonstrates that a conveniently located office building, with convenient highway access and close proximity to amenities can attract and maintain good quality tenants in spite of things like the pandemic and other factors.”
The 57,000-square-foot, single-story 3930 Ventura Boulevard offers a level of comfort and safety that is increasingly important to tenants in the market. Tenants of the building, including Sonoco Protective Solutions, have private, secure entrances, private restrooms and individually controlled heating cooling and ventilation.
“In today’s environment, those building features and the benefits they provide can be an important characteristic for tenants,” said JBS partner Brian Silverman who, along with Shibata, represented building ownership in the deal.
With this lease the building, which sits on approximately 4.5 acres of land, is approximately 80 percent leased. The remaining approximately 8,000 square feet of space is divisible to approximately 2,000 square feet.
