SparrowHawk completed its first acquisition since securing $300 million in growth capital from Almanac Realty Investors.
SparrowHawk acquired the 100% leased, 764,735-square-foot modern warehouse building at 31450 W. 196th Street in Edgerton, Kansas, in the Kansas City market. The building is within Logistics Park KC, an industrial park that currently has 17 (multi-tenant) buildings totaling approximately 10.8 million square feet of space. The financial terms of the transaction were not disclosed.
Developed in 2016, the building is occupied by two tenants. In mid-2025, Faith Technologies took occupancy of 463,435 square feet at the north end of the building. Smart Warehousing, which occupies 302,492 square feet of space, is an original tenant of the building.
The physical attributes of the concrete tilt-up construction building include 101 dock doors, with potential expansion to 150; four drive-in-doors; and parking for 337 automobiles and 99 truck trailers. The clear height is 36’ clear minimum at the speed bays and the floor is a 7” concrete slab. The property sits on 38.7 acres, has a gated and fenced loading-dock area, and has a guard shed on the premises.
Logistics Park KC is located north of I-35, 33 miles southwest of Kansas City and 24 miles southwest of Overland Park. Within 1.5 miles of the park is the BNSF gate. Combined, this location and transportation infrastructure provide tenants of the park with almost unparalleled accessibility to markets throughout America’s Heartland.
In addition to the quality of the asset, SparrowHawk pointed to the caliber of the tenants that occupy space in the building.

They provide comprehensive services for complex projects, focusing on critical power, industrial automation, HVAC, and sustainable energy, and are known for their training programs and high rankings in construction sectors.
Smart Warehousing is a third-part warehousing, fulfillment, and logistical solutions provider headquartered in Kansas City. It has eight locations in Kansas City.
