SRS Real Estate Partners’ National Net Lease Group has completed the $10.35 million sale of a 93,000-square-foot industrial property fully occupied by Frisch’s Commissary Kitchen at 3011 Stanton Ave. in Cincinnati.
The facility also includes an on-site R&D department that is utilized for the restaurant chain’s brand innovation.
SRS NNLG’s Managing Principals Matthew Mousavi and Patrick Luther represented the seller, a Southeast-based family partnership. The buyer was a Bay Area-based partnership that was represented by Jeff Bracco of The Kase Group.
Situated on 4.66 acres, the property is on an absolute triple-net corporate-guaranteed lease with more than 13 years remaining. Frisch’s has more than 177 restaurants and this industrial facility serves as a mission critical commissary kitchen serving all of its locations.
The property is proximate to the on/off ramp to Interstate 71 which is the primary north/south thoroughfare traveling into downtown Cincinnati.
