Stan Johnson Company has completed the sale of a portfolio made up of a 25,107-square-foot industrial facility and adjacent parking lot in a northern suburb of St. Louis.
The industrial building is fully occupied by Carvana Service Center and the parking lot is leased to Amazon Fleet Parking. The portfolio is located at 5651-5701 Phantom Drive in Hazelwood, Missouri.
Stan Johnson Company’s Jonathan Ameen represented the Missouri-based seller. The buyer was an institutional investor based in Georgia. Price and cap rate details were not disclosed.
The industrial warehouse is situated on 3.4 acres and was renovated for Carvana in 2020. The adjacent parking lot features 2.2 acres and is used by Amazon’s sprinter fleet vans and trucks. Located in the most sought-after industrial submarket in metro St. Louis, the property features direct access to Interstates 70, 270 and 370. Neighboring occupiers include Boeing, the U.S. Postal Service, the American Red Cross and Chrysler’s Parts Distribution Center, among others.
