Subtext acquires land for EVER Lexington student housing community

Subtext acquired the land for EVER Lexington, a student housing community located directly across from the University of Kentucky’s main pedestrian entrance corridors in Lexington, Kentucky.

Developed in partnership with FrontRange Capital and Larson Capital Management in a qualified opportunity zone, EVER Lexington represents Subtext’s continued commitment to delivering institutional-grade investments in flagship university markets and marks the company’s second student housing development in Lexington following VERVE Lexington. 

Located at 565 S Limestone, EVER Lexington will feature 520 beds across 149 units with one-to-four-bedroom floor plans. Across the street are three prominent University of Kentucky destinations: Memorial Hall, the Gatton College of Business, and the College of Law. EVER Lexington’s location also puts residents within a three-minute walk of the College of Engineering and five minutes of the School of Health Sciences, with the dining and entertainment along South Limestone also within easy walking distance. The community sits at the center of the university’s $2.4 billion campus expansion zone, placing residents steps from significant ongoing investments in UK’s academic and research facilities. 

EVER Lexington will feature approximately 4,000 square feet of ground-floor retail space and a comprehensive suite of indoor and outdoor amenities designed to support how today’s students live, study, socialize, and recharge. The seven-story podium development will include a two-story lobby, study mezzanine, fitness center, wellness suite, pool deck, outdoor bar and lounge, and turf zone. Dedicated wellness spaces, including a cold room, sauna, and private studio for fitness, yoga or meditation, will complement social and academic-focused environments throughout the community, creating an experience centered around productivity, connection, and holistic wellbeing.  

The development team collaborated closely with stakeholders to create a community that enhances the pedestrian experience, respects the surrounding streetscape, and integrates seamlessly with the neighborhood’s existing character. The project will also be built to Subtext’s sustainability standards, reinforcing the company’s commitment to responsible development. 

Project partners include Southern Building Group as general contractor, KTGY as architect, ESG as interior designer, EA Partners as civil engineer, Schultz Burman Engineering, PLLC as structural engineer, and UMB as lender. EVER Lexington is expected to break ground in Fall 2026, with delivery anticipated in Summer 2028.
