Subtext opened EVER Knoxville, a 14-story, 498-bed student housing community at 1919 Lake Ave. in Knoxville, Tennessee, just steps from the University of Tennessee.
The project expands Subtext’s presence in Tennessee, following the opening of TENN at UT in 2018 and LOCAL Nashville in 2024. It also introduces the EVER brand to the state, bringing its focus on student wellness and academic success to Knoxville.
The 329,294-square-foot development includes 136 units ranging from one to five-bedroom layouts and a robust amenity offering. The amenities reflect the demand for more intentional, hospitality-inspired student housing experiences that feel elevated, flexible, and lifestyle-driven. Key features include:
- Sky lounge with terrace featuring outdoor dining and lounge seating, fire pits, and grilling stations
