Terry Grapenthin & Jeff Galante represented a private investor in the purchase of the almost fully leased 73,000 SF building located at 100-300 Devon in Bensenville.
Lee & Associates negotiated this off-market investment sale on behalf of the buyer in an effort to satisfy a 1031 exchange. The property is set up to accommodate +/- 20 tenants with the average size unit being 3,000 SF.
The property worked well from an investment standpoint with staggered expiration’s, a diverse tenant pool, and sufficient loading. The building also has trailer parking, which is sought after in the O’Hare market as a requirement.
The seller was Sitex Realty Group. Lee & Associates has since been awarded the leasing and management for the project.
