The Boulder Group, a net-leased investment brokerage firm, has completed the sale of a four-property single-tenant Dollar General portfolio in Missouri for more than $4.7 million. The portfolio includes the following locations:
Dollar General – 11 Jersey Lane, Bloomsdale, Missouri
Dollar General – 121 Broadway, Edgar Springs, Missouri
Dollar General – 17130 US Highway 61, Uniontown, Missouri
Dollar General – 309 South Washington, Walnut Grove, Missouri
The Dollar General properties are located along primary thoroughfares in their respective trade areas. The properties were constructed in 2016. There are about 13 years remaining on the Dollar General leases that feature 10 percent rental escalations in each of their five 5-year renewal option periods. These absolute triple-net leases feature no landlord responsibilities.
Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller in the transaction, a Southeast-based institution. The purchaser was a Midwest-based real estate investment group.
