The Boulder Group has completed the sale of a single-tenant net-leased Walgreens property at 3500 Central Ave. in Lake Station, Indiana, for $3.85 million.
The 14,490-square-foot Walgreens is located just off Interstate-94 and was built in 2002. Walgreens has about four years remaining on its lease, which expires April 30, 2022, and features eight five-year renewal options.
Randy Blankstein and John Feeney of The Boulder Group represented the seller and buyer in the transaction. The seller was a California-based partnership. The buyer was a Midwest-based 1031 investor.
