The Cooper Commercial Investment Group recently sold the single-tenant triple-net-leased UC Health Location in Milford, Ohio, a suburb of Cincinnati.
The property was developed in 2014 with UC Health’s lease commencing the same year. About eight years remain on the lease term, including 2 percent annual rental increases.
Dan Cooper of the Cooper Commercial Investment Group represented the seller, a private investment group based in Cincinnati. Cooper also directly found the buyer, a private investment group from the Midwest.
The buyer was located within 10 days of the property being listed for sale. The asset sold for $1.95 million, representing a CAP rate of 5.52 percent.
