The Opus Group began construction on a 250,829-square-foot multi-tenant speculative industrial building in Marysville, Ohio.
The project is the only spec industrial development getting underway in Central Ohio moving into the first quarter of 2025.
33 Commerce Center is significant as Central Ohio, like much of the country, has seen a marked slowdown in new industrial construction over the last year as bulk warehouse completions have led to rising vacancy rates. Both Opus and Marysville leaders affirm this development demonstrates a response to market optimism and demand, particularly for smaller, multi-tenant industrial properties.
33 Commerce Center, a Class A facility on 18 acres, is designed for manufacturing and light assembly. The state-of-the-art building will offer four storefronts, each with clerestory glass entries to add architectural interest and maximize daylighting, a 3,870-square-foot office space to speed customer occupancy, 32-foot clear height, interior and exterior LED lighting, 155 vehicle parking spaces, 24 equipped docks, four drive-in dock doors and room for future trailer parking. The development is advantageously located in the city’s 33 Innovation Park, which features a new utility infrastructure with high-capacity fiber optics. Completion is scheduled for August 2025.
Opus is the developer, design-builder and architect of record for the project. AST Engineering is the structural engineer of record. Mike Spencer, SIOR and Todd Spencer, SIOR, CCIM with Lee & Associates are marketing the space for lease.
