The Opus Group today announced the start of construction on a seven-story, 167-unit multifamily development in the Village of Downers Grove, a western suburb of Chicago. The development, at 926 Maple Ave., is in the southeast corner of downtown Downers Grove, with convenient access to restaurants, shops, parks and the Metra rail station. A groundbreaking ceremony for the property was held yesterday.
Located at the corner of Washington St. and Maple Ave., the 259,000-square-foot building includes two levels of recessed and above-grade parking, with 319 total spaces, including 71 dedicated spaces for a neighboring church.
“We are pleased to partner with the Village of Downers Grove on this important project, which will support local businesses and help contribute to the thriving downtown,” said Paul Robertson, senior director of real estate development for Opus. “As part of the development, we are happy to be providing the First Baptist Church of Downers Grove with dedicated, covered parking adjacent to their building.”
“Opus has a long history as a member of our community, and it’s a real pleasure to see them work with one of one of our oldest faith-based organizations to bring this creative project forward,” said Downers Grove Mayor Robert Barnett. “The recent addition of upscale multi-family projects has enhanced the vitality of Downtown Downers Grove and this Opus project will continue to build on our vision of bringing more people to live, shop and dine in our downtown.”
The apartment building will focus on resident wellness and will seek Fitwel certification as well as National Green Building Standard certification. It will feature a full set of amenities, including work-from-home suites, a club room with a full kitchen, gaming areas, a state-of-the-art fitness center, a conference room and a coffee bar. An outdoor pool on the third level will feature pool-side cabanas, a grilling area and outdoor kitchen, seating areas and firepits. Pet-friendly amenities include a pet spa and an outdoor dog run.
The unit mix includes alcoves, one bedroom, two bedroom and three bedroom units. Units will feature luxury finishes, including vinyl plank flooring, accent-color cabinets, solid surface countertops and stainless steel appliances.
The project is a joint venture between Opus and Principal Real Estate Investors.
“We believe this development will appeal to a broad set of people who appreciate the livability of Downers Grove and all it has to offer,” said David Straka, managing director, Principal Real Estate Investors. “Principal and Opus have partnered on both multifamily and industrial projects in the past and we are looking forward to bringing new luxury rental space to this community, which has limited availability of rental properties.”
Opus has a long history of development in Downers Grove, completing 15 projects over the past 40 years, including the Highland Landmark Office Park.
“Opus is one of the nation’s premier development companies, with a long track record of success,” said Michael Cassa, president and CEO of the Downers Grove Economic Development Corporation. “I look forward to the opening of their new multi-family project at Maple and Washington in Downtown Downers Grove.”
The apartments will be ready for occupancy in April 2023.
