The Opus Group will develop a 155,844-square-foot speculative industrial project in Mount Pleasant, Wisconsin. The building will be the first in the Mount Pleasant Business Park. Construction is scheduled to begin this month.
“The low vacancy rates in the market provided an outstanding opportunity for Opus and the Mount Pleasant Business Park to create this speculative development,” said Julie Ledger, vice president and general manager of Opus Development Company, in a statement. “We’re excited to fill a need in the marketplace for such a desirable industrial product.”
Located off of Interstate-94, the site offers access to a major transit corridor linking Milwaukee and Chicago, as well as prime freeway visibility. Additionally, the building will feature 32-foot clear height ceilings, 16 dock doors and three drive-in doors, parking stalls for 151 vehicles and an ESFR sprinkler system. The development can accommodate single or multi-tenant occupancy. Construction is slated for completion in the summer of 2016.
The building will be owned by a joint venture partnership between Opus Development Company, L.L.C. and Founders Properties, L.L.C. Opus Development Company, L.L.C. will be the developer. Opus Design Build, L.L.C. will be the design-builder and Opus AE Group, L.L.C. will be the architect and structural engineer of record. Barry Chavin and Curt Pitzen with NAI MLG Commercial will market the property for lease.
