The Opus Group will develop a 208,252-square-foot speculative industrial office and warehouse facility in Ankeny, Iowa.
This building represents the first stage of the master plan for Corporate Woods Industrial Center, a 50-acre site that can accommodate up to three buildings totaling 600,000 square feet.
“Our history in Iowa provides the foundation and local expertise necessary to make this project a success,” said Jason Conway, director of real estate development for Opus Development Company, L.L.C. “With a flexible design and desirable location for local, regional and national distribution, the building will be well-suited to accommodate a variety of future users.”
The warehouse will offer 32-foot clear height, ESFR sprinkler systems, LED lighting, up to 50 dock doors and 115 parking spaces with room for expansion.
The industrial development is in a prime location for distribution just one exit north of the Interstate 35 and Interstate 80 intersection, providing a central point of access to the national highway system. Located on 19 acres of land, the building will be able to accommodate single- or multi-tenant occupancy. Construction will begin in May 2015 with completion scheduled for fall 2015.
