Three retailers join Irgens’ mixed-use development near Milwaukee

Three retailers have joined Irgens’ The Shoppes at The Corridor on Bluemound Road in Brookfield, Wisconsin. Old Navy, Party City and Five Below will join Dick’s Sporting Goods to complete the mid-box component of The Shoppes at The Corridor.

Old Navy and Party City will each occupy approximately 12,500 square feet, and Five Below will occupy approximately 8,600 square feet. Construction on this expansion will begin in March 2019, with stores anticipated to open in fall 2019.

The Shoppes at The Corridor is a Class-A retail development at The Corridor on Bluemound Road in Brookfield. Other tenants include Associated Bank, AT&T, Charles Schwab, Dick’s Sporting Goods and Portillo’s. The last remaining available site at The Shoppes at The Corridor is a 2.27-acre outlot with the opportunity for ground lease or restaurant space.

The Corridor is a 65-acre mixed-use development. In addition to The Shoppes at The Corridor, other components include a 50,000-square-foot ProHealth outpatient facility, a Holiday Inn Express & Suites set to open in summer 2019, a Fairfield Inn & Suites set to open in summer 2019, Life Time Fitness’s first Wisconsin location set to open in the third quarter of 2019 and House & Barn adaptive redevelopment leased by Voit & Company, an investment advisory firm. A new 200,000-square-foot corporate office building, Golf Parkway Corporate Center, is being planned for the remaining land along I-94.

Peter Glaser of CBRE represented Party City. Tony Colvin of Mid-America Real Estate Group represented Five Below. Skip Martin of Envision Realty Advisors represented Old Navy. Bruce Westling and Kevin Schmoldt of NAI MLG Commercial represented Irgens.
