In a bid to become a local chain, TopSoap Car Wash has acquired a shuttered Sonic Drive-In on a prime redevelopment site in northwest Houston to officially kick off its expansion plan to develop at least five locations in the region.
The next step will be scraping the 0.76-acre tract at 8405 N. Houston Rosslyn Rd. in Houston to make way for a high-end express car wash with 15 vacuum bays. TopSoap is planning a summer 2022 opening of its second location.
“Finding a site like this has become increasingly difficult because of the competition in the car wash category,” says Joseph Marburger of NewQuest Properties, who is teaming with Brad LyBrand and Glenn Dickerson to lock in locations for the brand’s expansion.
The retail site, housing a 1,368-sf restaurant, has been under contract since last fall. Amit Mehta of Amit Mehta Inc. represented the seller, SRI Real Estate Properties LLC.
“There were deed restrictions to overcome, which my client was able to do. Without that barrier-to-entry, this site may not have been available because other car wash users would have scooped up this location a long time ago,” Marburger says.
The tract is situated near the intersection of West Little York and North Houston Rosslyn roads, a pair of high-traffic arteries. The retail corner boasts a FoodTown grocery, Chase Bank, CVS Pharmacy and Walgreens.
TopSoap Car Wash has mapped out a two-year expansion plan, with its NewQuest brokerage team searching for sites in upscale areas in Greater Houston. The flagship location is 1720 N Loop 336 W in Conroe.
TopSoap Car Wash uses a state-of-the-art system that reclaims 90% of the used water. Its equipment is energy-efficient to minimize demand on the power grid and its soaps are earth-friendly, biodegradable, non-corrosive and phosphate-free. The budding chain includes a variety of monthly memberships with unlimited washes, member-only specials and discounts.
