Trammell Crow Company along with capital partner Clarion Partners, LLC, has broken ground on two Class-A warehouse and distribution facilities within the KCI Intermodal BusinessCentre in Kansas City, Missouri.
Located adjacent to the Kansas City International Airport, LogisticsCentre VII (LC7) and LogisticsCentre VIII (LC8) will total 676,000 square feet when the buildings are delivered in the four quarter of 2021.
LC7 is located at 10410 NW Transcon Drive and is designed as a multi-tenant building that will include 216,320 square feet and comprise a structural steel frame, concrete tilt-up walls, a seven-inch thick reinforced concrete floor, 32-foot clear heights, 48 dock positions and parking stalls for 62 trailers and 225 cars. Additional features include four private entrances for up to four tenants and two drive-up ramp dock doors for vehicle access into the building.
LC8 is located at 9900 NW Global Ave. and will include 459,680 square feet of multi-tenant space with a structural steel frame, concrete tilt-up walls, a seven-inch-thick reinforced concrete floor, 36-foot clear heights, 88 dock doors and parking for 110 trailers and 366 cars. LC8 will offer three private entrances for up to three tenants and four drive-up ramp dock doors for vehicle access into the building.
Both buildings are being built to achieve LEED Certification. Sustainable design elements at each facility include white TPO roofing, concrete paving, native landscaping, low emitting materials and LED lighting.
M + H Architects is the project architect and Stock & Associates is the civil engineer for both buildings. Kadean Construction is acting as the project’s general contractor and has previously served as the GC for LogisticsCentre II, III, IV and V and is currently in the process of completing LogisticsCentre VI.
The KCI Intermodal Business Center is a master-planned business park developed by TCC and Clarion Partners that spans 687 acres. The park currently includes six fully built facilities, including warehouse/distribution space, logistics space, office space, flex space and service centers, light manufacturing facilities and air cargo facilities.
