Transwestern’s Chicago office has been retained as the exclusive sales agent for Hillsdale Business Park, a 445,892-square-foot six-building business complex in Indianapolis.
The portfolio is offered with in-place financing and is expected to trade at about $33 million.
Completed in phases in 1986 and 1987, Hillsdale Business Park is currently 84.6 percent leased. The offering gives investors an opportunity to acquire a master-planned, institutional-quality business park that features a mix of office, medical office, flex and light industrial space.
Hillsdale Business Park is well-positioned at the intersection of Interstates 465 and 69, allowing for convenient access to and from all points in the Indianapolis region.
Transwestern managing directors Gary Nussbaum and Thomas Gorman, along with senior associate David Matheis, are representing the seller, a joint venture between Middleton Partners and Romanek Properties Ltd., both of which are Northbrook, Ill.-based private real estate investment firms.
