Hines along with a fund managed by Oaktree Capital Management, LP announced that The University of Kansas Health System has signed a lease for 105,000 square feet of office space at 11300 Corporate Avenue in the Southlake Technology Park in Lenexa, Kansas.
Combined with the 67,000 square feet the health system leased in 2017, University of Kansas Health System is now the sole tenant in the 172,000-square-foot building. The space is used for support operations for the health system.
The 11300 Corporate Avenue property is part of the 13-building Southlake portfolio totaling more than 850,000 square feet of office space and more than 50 acres of fully entitled land for development with 10 lakes and a 2.67-mile walking path. Southlake is bordered on the North by College Boulevard, on the West by Renner Road, on the South by 119th Street and is visible from I-35 to the east.
Bob Fagan and Matt Eckert in CBRE’s Kansas City office represented the health system in the transaction. Ned O’Connor from Waterford Property Company LLC represented the ownership.
The 11300 Corporate Avenue building was originally built in 1990. Hines completed a renovation of the building lobby and common areas in 2016, along with landscaping, signage and various other upgrades to the Southlake properties, to spur leasing activity.
