Venture One Real Estate in partnership with DRA Advisors has closed on the acquisition of a 718,709-square-foot industrial building at 25850 Ridgeland Ave. in Monee, Illinois.

The building is 100% leased to one tenant.

The precast building was constructed in 2004 and sits on 44.00-acres of land. It features 30’ clear height, 75 exterior docks, 2 drive-in doors, and over 100 trailer stalls.

Sean Devaney, Kurt Sarbaugh, Ed Halaburt, Ross Bratcher, Scott Duerkop, Keith Stauber and Steve Ostroswki of JLL represented the Seller in the transaction. Brian Walsh and Lucas Borges of JLL helped secure permanent financing for this transaction.

The building was acquired through Venture One’s acquisition fund, VK Industrial VI. The acquisition fund is co-sponsored by Venture One Real Estate and Kovitz Investment Group. The fully discretionary fund targets industrial acquisitions in the Chicago, Northeast and Florida markets.
