Venture One Real Estate and USAA Real Estate Company broke ground on a 1 million square foot distribution facility located 24101 S. Frontage Road in Channahon, Illinois.
Amenities at the property include 40-foot clear height, 100 docks and trailer parking for 291 with expansion up to 596. The building is scheduled for delivery in the second quarter of 2018. The property is adjacent to 73 acres and is available to accommodate build-to-suits up to 1.5 million square feet.
Brian Kling and Jim Estus, SIOR, of Colliers International has been retained to market Crossroads 55. Clayco will serve as the design-builder and Forum Studio will be the project architect.
