Smart Warehousing has signed a lease to occupy 200,000 square feet at Zilber Property Group‘s Germantown Gateway Corporate Park in Germantown, Wisconsin, a northwest suburb of Milwaukee.
Smart Warehousing will occupy the entire building, known as Zilber Industrial 3, which recently broke ground and will be completed in the fall of 2019. Kansas City-based Smart Warehousing is a warehousing, fulfillment and logistical solutions company with operations located throughout the country.
John Sharpe, principal at Lee & Associates of Illinois, represented Smart Warehousing. Michael Kleber, Director of Industrial Leasing at Zilber Property Group, represented ZPG in the transaction.
The 140-acre Germantown Gateway Corporate Park is located at the intersection of Holy Hill Road and Gateway Crossing, less than one mile east of the I-41 and Holy Hill Road interchange in Germantown, Wisconsin. Smart Warehousing is the second tenant to locate operations in the park; ZPG recently completed a 706,000 square foot build-to-suit for Briggs & Stratton Corporation for its global distribution operations.
Additionally, ZPG is speculatively developing another 200,000 square foot industrial facility, known as Zilber Industrial 2 at Germantown Gateway Corporate Park. Zilber Industrial 2 will be available this fall and features: 30′ clear heights, high bay LED warehouse lighting, ESFR sprinkler systems and is designed to accommodate industrial manufacturing and distribution users from 50,000 square feet up to 200,000 square feet. Remaining land sites available for development at Germantown Gateway Corporate Park can accommodate industrial manufacturing and distribution users from 25,000 square feet to 800,000 square feet.
