Zilber Property Group announced the planned development of Zilber Industrial 13, a new approximately 238,000-square-foot speculative industrial facility in Janesville, Wisconsin.
The building will be the first developed within Janesville Innovation Park, a master-planned, 110-acre industrial development with future capacity for over 1.8 million square feet of institutional-quality industrial space.
ZPG is also pleased to announce the successful leasing of Zilber Industrial 11, located at 400 Innovation Drive in Janesville, to Horseshoe Beverage Company, LLC. Horseshoe Beverage is an affiliate of Trilliant Food & Nutrition, LLC—a leading beverage platform in the U.S. Trilliant’s expansive portfolio features owned, licensed, private label, and partner brands, supported by world-class R&D and state-of-the-art manufacturing capabilities to deliver superior beverage experiences. The company will occupy the entire 286,420 square foot facility, marking a significant milestone that supports its continued growth.
Zilber Industrial 13 will be located near the intersection of Beloit Avenue and Highway 11, just minutes from the I-90 interchange, providing direct access to key Midwest markets including Chicago, Milwaukee, and Madison. The building will be designed for maximum user flexibility, supporting manufacturing or distribution users from 35,000 to 238,000 square feet. Planned building features include 32-foot clear height throughout, high-bay LED warehouse lighting, an ESFR sprinkler system, expandable loading and trailer parking, modern design, and energy-efficient systems. With municipal approvals anticipated this summer, construction is expected to begin shortly thereafter, with delivery slated for late 2025.

Zimmerman Architectural Studios and Pinnacle Engineering Group will be providing building design and engineering services, and Riley Construction will be performing construction services. The building will be represented by ZPG Director of Industrial Leasing, Michael Kleber.
