Zilber Property Group will develop more than 500,000 square feet of speculative industrial space in two strategic Wisconsin markets.
An approximately 230,000-square-foot industrial building will be constructed in Germantown, Wisconsin, to be known as Zilber Industrial 5 at Germantown Gateway Corporate Park. An approximately 300,000-square-foot building will be constructed in Janesville, Wisconsin, to be known as Zilber Industrial 9 at Janesville.
Following receipt of necessary municipal approvals, construction is expected to begin on the institutional-quality facilities this spring and will be available to users in the market in fall 2022.
Zilber Industrial 5 at Germantown Gateway Corporate Park will be the fifth building ZPG has developed in four years at the 140-acre ZPG-owned business park. Zilber Industrial 9 at Janesville will be the fourth building ZPG has developed in Rock County, in addition to more than 1.1 million square feet of industrial space acquired since entering the south-central Wisconsin market in 2017.
The facilities are designed for maximum user flexibility and are capable of accommodating manufacturing, warehousing and e-commerce operations. Building features include 32-foot clear height throughout, high-bay LED warehouse lighting, an ESFR sprinkler system, on-site trailer parking and expandable truck loading and parking options. ZPG will be incorporating various above-standard improvements to the warehouse floors, light fixtures and loading dock areas to accommodate potential food users in the market.
Pinnacle Engineering Group will be providing engineering services and Riley Construction will be performing construction services for both projects. Stephen Perry Smith Architects will be providing design services for Zilber Industrial 5 at Germantown Gateway Corporate Park and Zimmerman Architectural Studios will be providing building design services for Zilber Industrial 9 at Janesville. Michael Kleber, Director of Industrial Leasing for ZPG, will oversee leasing activities for both buildings.
