Zilber Property Group will develop two speculative industrial buildings of about 178,000 square feet each in Janesville, Wisconsin, to be known as Zilber Industrial 2 and Zilber Industrial 3.
Totaling more than 350,000 square feet, the nearly identical buildings will be constructed on an about 25-acre land site immediately north of the Beloit Avenue and Highway 11 intersection, less than two miles from the I-90 interchange.
Following receipt of necessary municipal approvals, construction is expected to begin on the institutional-quality facilities this spring. Zilber Industrial 2 and Zilber Industrial 3 are planned to be constructed concurrently and will be available to users in the market in the fall of 2021.
The facilities are designed for maximum user flexibility and are capable of accommodating manufacturing and distribution-oriented users from 35,000 square feet up to 178,000 square feet. Building features include 32-foot clear height throughout, high-bay LED warehouse lighting, an ESFR sprinkler system, on-site trailer parking and expandable truck loading and parking options. Additionally, ZPG will be incorporating various above-standard improvements to the warehouse floors, light fixtures and loading dock areas to accommodate potential food users in the market.
Zimmerman Architectural Studios and Pinnacle Engineering Group will be providing building design and engineering services and Riley Construction will be performing construction services. The buildings will be represented by ZPG Director of Industrial Leasing, Michael Kleber.
