Veteran broker leads St. Louis’ Hilliker Corporation in transactions

St. Louis-based Hilliker Corporation announced that for the second consecutive year Patrick McKay, Vice President of Sales, was the company’s top-producing broker in 2023 with an impressive 35 closed transactions.

With more than 30 years of commercial real estate brokerage experience, McKay is one of the most experienced brokers at Hilliker. McKay joined the Company in 1993. He quickly earned the reputation as a reliable, energetic, knowledgeable, and fair broker.

During his career, McKay has successfully closed over 2 million-square-feet of “loft” conversion properties in Downtown St. Louis. His knowledge of St. Louis City industrial and commercial properties has earned him the reputation as the “go-to guy” to achieve a sale or purchase of commercial and industrial real estate. The key to his success in his own words is that he actively works on all real estate deals from the sub-lease $100,000 deal to multi-million-dollar complex transactions.

Highlights of McKay’s transactions closed in 2023 include: 

•    A New York-based development company recently purchased 1.4 acres of vacant, fenced ground at 1023 S. 2nd St. St Louis, MO, 63104, near the Crunden Martin building. The rocked and fenced site is zoned “K’ unrestricted, has street frontage on 3 sides, and excellent 1-55 and I-44 access. The commercial real estate transaction was notable because it demonstrated that an out-of-town developer is willing to invest in Downtown St. Louis, especially in the industrial area south of the Gateway Arch. McKay represented the seller, in a deal that closed in early March 2023. The sale price was undisclosed.

•    Legal Services of Eastern Missouri (Legal Services), a regional nonprofit that offers civil legal assistance to low-income individuals and families, that recently finalized the sale of its former headquarters at 4232 Forest Park Avenue in the Central West End for $3 million in February 2024. The sale was facilitated by McKay and Hal Ball, another seasoned Hilliker broker. The previous headquarters of Legal Services, situated on a 1.3-acre site, was acquired by the Cortex Innovation District. This property encompasses a 38,800-square-foot office building with an attached gated parking lot. Located strategically in the heart of the Cortex Innovation District, this acquisition offers Cortex a distinctive opportunity to enhance amenities for the St. Louis innovation and entrepreneurial community. McKay and Ball also brokered the lease for Legal Services’ new 46,000 square-feet headquarters at the Peabody Plaza in downtown St. Louis in the summer of 2023.

•    Monterey Mushrooms of California where McKay brokered a deal to sell a 28,405-square-foot-warehouse in Bonne Terre, MO with an asking price of $1.2 million. This is the second deal McKay closed for the Company. The first deal McKay brokered was for a 42,000-square-foot manufacturing facility also in Bonne Terre, MO.

•    Lighthouse for the Blind, a 501©3 non-profit organization headquartered in St. Louis, with a mission to provide employment opportunities and services to individual who are legally blind. McKay brokered the lease of a 33,658-square-foot manufacturing plant located at 6821 Hazelwood Avenue, St. Louis, MO, 63134.

•    McKay spearheaded the negotiations for SHARx, LLC, a St. Louis-based 90-person patient advocacy company working to help underinsured members gain access to the medications they need at an affordable price, by negotiating and leasing the Company’s new 23,000 square-foot Class A headquarters located at 635 Maryville Centre Dr, Suite, 200, St. Louis, MO, 63141.
