Principle Construction Corp. has been contracted by logistics company Alsip Terminals to build a 39,000-square-foot speculative warehouse at 3600 W. 127th St. in Alsip. Construction is expected to start in spring 2022 on the distribution center.
The building will be able to accommodate multiple tenants, or could be used by a single user. It will be built with 2,000 square feet of office space, with opportunity to expand the office by an additional 2,000 square feet. It will also have space to add 4,000 square feet of future 2nd floor office space. Its warehouse space will have 26-foot clear height, 32 dock doors, and six drive-in doors. The Principle team will install an 800 AMP 480V electrical system, which can be adapted to use by multiple tenants. The electrical system will power high-bay LED lighting.
3600 W. 127th Street will be built on an 8.6-acre site, with 111 trailer parking spaces and 40 car parking stalls. The property will be surrounded by a 6-foot high security fence, and the parking area will be lit by LED shoe box fixtures on the building and on light poles throughout the parking area.
Principle’s Darrin Dehmlow will work as project manager and Matt Frane as the superintendent for the speculative building. Harris Architects is the architect for the project. Darwin Realty/CORFAC International’s Chris Mergethaler and Rick Daly will market the property.
Project is slated for completion in December of 2022.
