A Land Fund, a joint venture between the Dallas-based office of Trez Capital and Charlie Anderson, announced the closing of its second anchor tenant, Bass Pro Shops in its new development, Mayfield Groves in Grand Prairie. Only three pad sites for restaurant/retail tenants remain in this 50-acre mixed- use development with 530 multifamily units located on the 161 Tollway and Forum Drive. In September, the development closed on another anchor tenant with the signing of Andretti Indoor Karting and Games, the family entertainment venue’s second location in North Texas. The property sits adjacent to the 290,000-square-foot IKEA that opened in 2017, and this area continues to experience major growth – a third anchor BigShots Golf®, a tech‐driven entertainment and culinary experience majority owned by Invited that offers approachable virtual golf games, entertainment activities and elevated food, is building its eighth facility and third in Texas to open on the land immediately adjacent to Mayfield Groves.

Bass Pro Shops will build a new 100,000-square-foot Outdoor World destination superstore, which will be the outdoor retailer’s fifth location in the region and 15th location in Texas. The store’s Tracker Boats & ATV Center showroom will display industry-leading boat and ATV brands including TRACKER, Nitro, SUN TRACKER, Regency, Tahoe, Ranger and TRACKER Off Road. Andretti Indoor Karting and Games new 96,000-square-foot facility will feature an indoor climate-controlled kart track, arcade, virtual reality games, laser tag and duckpin bowling. Andretti Indoor Karting and Games plans to open by the end of Q1 2024 and Bass Pro Shops will follow in Spring 2024.
The momentum of this area led to the interest of another major entertainment facility, BigShots Golf, entering this submarket. The golf entertainment venue will include a two-story tee-line with 80 interactive climate-controlled tee boxes, a tech-driven indoor putting course, and Anthem Kitchen + Bar, BigShots Golf’s elevated sports bar. BigShots Golf will also bring year-round programming for all ages and private event space to host birthday parties, fundraisers, corporate outings and more. BigShots Golf plans to open by the end of Q2 2024.
Mayfield Groves is filling up fast with only 5.8 acres remaining for restaurant development. Currently there are three pad spaces available for incoming restaurants with the option to combine pads spanning from one to three acres. This is a prime site given the estimated three million customers the development will draw given its stellar line up of Bass Pro Shops, Andretti’s and BigShots Golf as well as the neighboring IKEA retail site.
