Principle Construction Corp. completes mixed-use project in Lake Zurich

Principle Construction Corp. recently attended a grand opening/ribbon cutting ceremony for their recently completed, mixed-use commercial/residential building at 17 S. Old Rand Road in Lake Zurich, Illinois. This brown field redevelopment, in the heart of downtown Lake Zurich, was made possible by the consolidation of several vacant lots from previously demolished, outdated retail buildings. The 13,500-square-foot prairie style building includes 6,750 square feet of first floor commercial space with four luxury, second floor apartments.

The lead tenant, Lake Zurich Florist, held a ribbon cutting and grand opening ceremony on June 22. Doubling their retail footprint, the florist will now be able to enhance their product selections as well as other retail services demanded by their expanding customer base.  All four apartments already have tenants. The building systems and footprint was designed to accommodate a wide variety of potential commercial tenants including all forms of retail operations, office and potential bar/restaurant uses. Building systems were carefully chosen in consideration of the impact those commercial operations might have on the second-floor residential use. Ample parking spaces, sound attenuation systems, roof top HVAC access shafts, along with a rooftop deck affording a water’s view of Lake Zurich were integral features of this building.

Principle’s John Cahill and David Plunkett worked as the project manager and superintendent respectively for the construction. Muran Architects designed the building.
